Sounds Pretty Good So Far………So What Do You Charge ?

   

Very STRAIGHTFORWARD, one months rental in the case of a Long Term Let and 15% of the agreed weekly rental on a Short Term Let, so let's explain how it works.

 

In the case of a Short Term Let the payment is pretty SIMPLE you pay Quicksell 15% of what we rent the property out for to the short term tenant which is deducted at source once we receive payment, you then receive the balance.

 

In the case of a Long Term Let again it's quite EASY to follow. All Quicksell tenants have to pay one months rental in advance and two months security deposit, which is held in a secured escrow account until the end of the rental term.

 

The first months rental payment is PAID DIRECTLY to Quicksell Rentals out of the tenants one month advance payment which basically means that you start collecting you rent one month after the client moves in.

 

The the two month security deposit which is NON NEGOTIABLE is held by ourselves to cover the cost of any damage or breakages that may occur during the tenancy and also to cover any outstanding utilities bills that may be due on the date of departure from the property, which we check off with the utilities companies prior to the tenant vacating the premises.

 

Once all outstanding bills have been paid the tenant is given then given the balance of their original deposit, so if they don’t break anything, look after your property correctly and pay all of their utility bills prior to departure, they will receive a FULL REFUND of their original deposit sum.

Are There Any Additional Costs That I Should Be Aware Of ?

ONLY ONE...................However it is totally OPTIONAL although we strongly suggest that you give it careful consideration, as it’s designed to give you total peace of mind during the rental term.

 

As we mentioned earlier Quicksell Rentals operate a quarterly HOME INSPECTION PROGRAMME, where every three months one of our representatives visits your property to ensure that it’s being cared for by the tenant.

 

During this visit we inspect, not only the GENERAL CONDITION of the building, but also the furniture, permanent fixtures and fittings just to make sure that they are not being abused. We also check off the all items against the master itinerary to double check that nothing is missing.

 

Historically this form of regular home inspection has been PROVEN to detect any property abuse at an early stage thus allowing us the option to serve notice on the tenant for a breach of the original rental contract.

 

Obviously this form of safeguard involves us having a full time member of staff to perform these inspections, as they not only require a lot of planning and travelling, but also require witting up full reports after every visit therefore there is a SMALL COST involved.

 

However you’ll be pleased to know that we only charge €120 per quarter for this unique service, but as mentioned earlier it’s totally OPTIONAL.
