If you’re seriously considering buying Spanish property within the next 12 months then your timing couldn’t be better because with current sales prices being more in line with those of the late 1990’s and earlier 2000’s it could be said that Spain is now officially a Buyers Market.

Thanks in part to an oversupply of new build “Off Plan” properties and of course the effect of the current global economic climate, the whole Spanish property market is suffering from what can only be described as “Over Supply, Under Demand Syndrome” which means only one thing if you’re looking to buy a home in Southern Spain right now……….....Bargains Galore !

WARNING: Don’t Fall in to the Trap of Buying Off Plan Property

The heady days of the “Off Plan” property investment boom, which fuelled the Spanish property market over the last decade or so are thankfully well and truly over, so be weary of anyone that tells you otherwise.

Firstly, there’s absolutely no point in buying anything “Off Plan” for the foreseeable future as new build prices just aren’t going up, so there's absolutely No Financial Advantage in purchasing anything that's still under construction.

Secondly and also more importantly, with the current economic climate, there’s a genuine risk that the developer building the project may go bankrupt before the development is completed, leaving you with a half finished Spanish home and a Legal Headache that may take years to resolve.

So the “Off Plan” route to purchase is just Not Worth The Risk, no matter how attractive the offer may appear and it’s primarily for these reasons that Quicksell absolutely and categorically do not sell Spanish "Off Plan" property.

What Types of Spanish Property Are the Best to Buy Then ?

   

Well as we mentioned earlier, Re-Sales and Key Ready properties both represent Great Value For Money, so in this section let’s deal with the most popular type of Spanish property purchase, the Re-Sale.


A Re-Sale is basically a PRE-OWNED PROPERTY, that has already been used as a home and therefore is officially registered with the local authority and as a result has all of it's official licences in place. Re-Sales also tend to occupy the Best Plot Position and therefore they're normally closer to local amenities, which makes them extremely sought after as either permanent Spanish homes or ideal holiday retreats.

 

And here's the good news, until recently negotiating a Sizeable Discounts on a well located Spanish Re-Sale property was virtually impossible. However, with vendors now realising that they need to be far more realistic with their initial asking prices, there really are some fantastic Re-Sale Bargains on the Costa del Sol market at the moment.

 

So acquiring the right property, at the right price, in the Right Location is now a very realistic prospect. However, please bear in mind that as a used property, a Re-Sale may require a little bit of decoration or indeed some cosmetic tidying, although this really depends on the age of the property.
